Modernization

It’s a familiar dilemma. A building where, for various operational reasons, the population has radically exceeded its original design capacity. Now, for obvious reasons, the elevator capacity is totally inadequate leading to long waits and passenger frustration. Clearly it would make sense to upgrade the elevator control to the latest system in order to maximize the utility of the elevators that are in place. Unfortunately the first thing that means is to take an elevator out of service, reducing capacity even more and adding to passenger anger.

When we released The PORT Technology we realized that many existing buildings would benefit from having it applied. Not just to solve the dilemma outlined above but also to allow totally new uses to be made of the space thanks to the flexibility of the Transit management approach. In order to make this a reality without the “loss of capacity” problems encountered by the traditional modernization method we developed the Phased Modernization.

The principle of Phased Modernization is that, before taking any of the elevators out of service, we add The PORT Technology to the group. This is done by undertaking work while the units are running and then doing a final change-over during a weekend or other slow period. As soon as The PORT Technology is installed the efficiency of the group is greatly enhance. This means that although, of course, service levels will drop when the first elevator is removed to modernize it, these will typically still be higher than the entire group with the old control system. Thus the modernization can be completed, elevator by elevator, without impacting service levels until the entire group is finished when these levels will rise very significantly.

By allowing the painless application of The PORT Technology to virtually any building, Schindler is opening up a tremendous opportunity for owners and operators of existing buildings to re-imagine them in ways not previously considered possible.
